Our planning department commences its involvement with projects early at the prequalification stage. It is proactive in developing diverse solutions to assemble and compile a competent technical submittal tailored to suit each individual project. AFGCO fosters engineering knowledge by training employees and adding value at every step of the project.

    Our project management team provides a complete range of professional services including initial project planning (tasks, resources, and schedule), task oversight, tracking, reporting and change management. Construction and target programs are prepared using Primavera or MS Project and each program contains a well-defined critical path, starting and finishing milestones, manpower planning for each activity, equipment planning for each activity, S-Curves, material schedules and delivery schedules for long lead items. ensure successful completion of projects within budget, MIS reports are generated on a continuous basis and crash programs are created in the case of delays due to constraints or unforeseen circumstances. Weekly MIS meetings result in proactive decisions being made at every step in order to cope with unexpected challenges and immediate actions are taken on concerning issues

  • Value engineering is a methodology to arrive at maximizing the performance and minimizing the cost of particular construction options. AFGCO recognizes the importance of value engineering and readily incorporates it into the design phase or tender phase if possible to establish cost-saving alternatives while maintaining high-quality results. The value engineering team is comprised of professionals from various disciplines of the group who provide input in the design of Structural, Electrical, Mechanical, Aluminium and Interiors works. AFGCO will review proposals and construction cost estimates for appropriateness, evaluate line item costs and determine if the process or approach to a particular portion of work is both practical and cost effective.

  • The Abu Dhabi Urban Planning Council (UPC) is the author of Plan Abu Dhabi 2030, an urban master plan that addresses sustainability as a core principle. Estidama, which is the Arabic word for sustainability, is a program aimed at promoting thoughtful and responsible development. The core of the Estidama program is the Pearl Rating System.

    The Pearl Rating System is the green building rating system for the emirate of Abu Dhabi and is currently tailored, since its December 2010 launch, for the following new developments: Communities, Buildings and Villas. Similar to LEED, the Pearl Rating System has various levels of certification, ranging from one to five pearls. For all new development projects within the emirate of Abu Dhabi, a minimum certification of one pearl is required (two pearls for government buildings). This certification requirement was mandated by the Executive Council of Abu Dhabi and went into effect in autumn 2010.

    AFGCO employs Sustainability Engineers, each of whom is a Pearl Qualified Professional (PQP), trained and certified by the UPC. The Sustainability Engineer is mobilized to each site as early as possible to coordinate with the necessary departments and functions, as well as with the consultant’s Estidama representative to ensure that the required documentation is available to ensure compliance with the Stage 2 Construction Rating.

    AFGCO can provide high tech applications, conceptual pricing, value engineered projects and a total integrated MEP package keeping in mind the conceptual design, construction and installation functionality. Value engineered designs and specifications along with specified budgets are built into the process from the very beginning of AFGCO’s involvement eliminating the inefficient process of critiquing and modifying designs due to budget constraints at a later stage.

  • On an AFGCO project, control starts on day one of the initial project meeting and continues through commissioning. From the start, controls are placed for costs, schedule, quality and safety. Costs are controlled through planning, tender, accounts and the M.I.S. departments through reporting procedures for budget compliance. Detailed monthly profit & loss statements and labor rate analysis reports are generated to ensure that costs are within budget, which leads to enhanced financial control of the project. This also serves as an end benefit for the clients since AFGCO’s control on costs leads to competitive pricing of projects. Construction schedule is consistently monitored and updated to ensure compliance and to seek ways to save additional project time. Likewise, the design is monitored to prevent construction delays due to sequencing of operations or equipment/material availability under prevailing market conditions. AFGCO has as a result been able to deliver projects before the due project dead lines. Quality is monitored continuously by means of independent testing / inspection reports, as well as thorough regular inspection and reporting by the QA / QC and coordination departments thus leading to a maintenance free project. Safety takes precedence over all construction activities on site. AFGCO maintains strict safety policies and these are monitored on every site by highly trained safety professionals. Continuous safety training is provided to all employees involved with construction work.

Financial and accounting activities are centralized at the corporate office which provides complete control over every project activity.   • The rapid emergence of Building Information Modeling (BIM) is changing the way AFGCO project teams work together to communicate, solve problems and build better projects faster and at less cost. BIM is rapidly transforming complex building processes—speeding project completion, lowering costs and improving overall quality at the same time.

    The possibilities for leveraging BIM are endless. We have successfully implemented BIM technology at our mega airport project, BIM allows us to view every aspect now—fully realized and in vivid 3-D. Each change in design, scheduling or material is instantly available to every member of the building team—from engineering and purchasing to plumbing and electrical. BIM calculates and shows every member of the construction team how many light fixtures are going to be needed to illuminate a space receiving little sunlight. It figures out how a change in wall color matches up against the carpeting that’s on order. Even more important, it figures out how a proposed change will affect subcontractor costs and scheduling.
